PAUL BAKERY FILES FOR CONSTRUCTION PERMIT AT BETHESDA'S LOT 31 PROJECT

The bakery will be located alongside the Capital Crescent Trail, in the ground floor of The Flats luxury apartments. That building is still under construction itself.

8300 WISCONSIN APARTMENTS GET A NAME IN BETHESDA
The future luxury apartments at 8300 Wisconsin Avenue appear to have a name now for marketing purposes - and it sounds awfully familiar to anyone following downtown Bethesda development closely. Apartment management firm Bozzuto is now referring to 8300 as the Flats at 8300.
Of course, this is quite similar to another Bozzuto property currently under construction in Bethesda - The Flats, part of the Lot 31 StonebridgeCarras development. And StonebridgeCarras just happens to be the developer behind 8300 Wisconsin.
Branding multiple buildings the same is not uncommon in this wave of development in Montgomery County. Washington Property Company, for example, is using the name Solaire on buildings in Silver Spring, Wheaton and Bethesda.
The Flats at 8300 is currently under construction by The Donohoe Companies, and will offer 370 apartments over a 50,000 SF Harris Teeter grocery store. Amenities will include high ceilings, walk-in closets, movable kitchen islands, stainless steel appliances, courtyard, fitness center, WiFi, and in-residence washers and dryers.

NEW BANNER TOUTS THE DARCY, LOT 31 RETAIL/RESTAURANT TENANTS IN BETHESDA (PHOTOS)
Construction continues at a rapid pace across from Bethesda Row, at the future site of The Darcy condos and The Flats apartments. A new banner touts the luxury condominiums of The Darcy, and retail/restaurant tenants that will be coming along with the development on the former Lot 31/31A parking lots. The Flats building is not promoted, but most of the ground-level retail and dining tenants listed on the banner are actually in The Flats (with Passion Fish being the exception).

8300 WISCONSIN HARRIS TEETER/LUXURY APARTMENTS CONSTRUCTION UPDATE (PHOTOS)
Here is a new batch of photos from the construction site of 8300 Wisconsin, a mixed-use development that will hold the first Harris Teeter grocery store in Bethesda. Developed by StonebridgeCarras, the project is being constructed by Donohoe, which recently celebrated the grand opening of its nearby Gallery Bethesda apartment tower.
One question that I hadn't thought of before a commenter posed it last week is, will the Bethesda Harris Teeter be 24 hours? With the Montgomery vs. Fairfax rivalry still going strong, it has to be pointed out that the Tysons Harris Teeter is open 24 hours. And Tysons isn't even transformed into an urban area yet.

BETHESDA ROW CONSTRUCTION UPDATE (PHOTOS)
The Lot 31 development project across from Bethesda Row continues, as The Darcy and The Flats rise higher above the future, realigned Woodmont Avenue. There is daily concrete work at the Bethesda Avenue side of the site. The 3 tower cranes are also joined by a smaller, fourth crane atop The Flats. Here are some photos from the site (click to enlarge for detail):

NOISY NIGHTS AHEAD ON BETHESDA AVENUE
StonebridgeCarras, developer of the Lot 31 project across from Bethesda Row, has requested a noise waiver from the Montgomery County Department of Environmental Protection. The waiver is needed for nighttime installation of electrical utilities under Bethesda Avenue its intersection with Woodmont Avenue.
This utility work will begin around Monday July 7, between the overnight hours of 9:00 PM and 7:00 AM. It is expected to take 5 nights to complete the project. The waiver allows the work to exceed nighttime decibel levels, in order to avoid disruptions to pedestrians and traffic during the daytime hours. Safety is also an issue for pedestrians, according to the DEP.
Downtown residents most affected will be, primarily, in The Seasons. Secondarily, will be residents of Crescent Plaza, Upstairs at Bethesda Row, and the houses within the Sacks neighborhood behind the Lot 31 site.
The Lot 31 project includes The Darcy condominiums, The Flats apartments, and a 900-space public parking garage that is located under both buildings.
